Real Estate Fraud Uncovered as Company Abandons Home Construction Project

Bangkok: The Deputy Commissioner of the Central Investigation Bureau (CIB) has announced that the case of a real estate company abandoning a home construction project, which has led to over 300 million baht in damages, is being classified as fraud. This revelation comes as victims from across the nation have been identified, prompting the establishment of a complaint center and the deployment of investigators to question the affected individuals. According to Thai News Agency, a significant number of victims from various provinces have sought justice from Pol. Maj. Gen. Charoonkiat Pankaew, Deputy Commissioner of the CIB. The major real estate company involved had been contracted to build houses priced between 3 and 10 million baht each. However, the company reportedly abandoned the project to take on new clients before completing the agreed-upon constructions, resulting in damages exceeding 300 million baht. In the latest developments, Pol. Maj. Gen. Charoonkiat revealed that the company had disbursed fund s without fulfilling its construction promises. Some projects were only 40-50% completed, with subcontractors often forced to use their own funds to continue the work, leading to significant financial losses. While a single police report might typically constitute a civil matter, the magnitude of complaints filed in this case could classify it as fraud due to the large number of victims involved. Victims have been advised to prepare documents and gather for questioning, with arrangements being made to set up complaint centers at the Central Investigation Bureau or in the provinces, depending on the number of victims. Preliminary investigations have shown that the company received over 800 construction contracts in 2023, suggesting that the number of victims could potentially reach as high as 1,000. Further evaluations are underway to determine whether the Crime Suppression Division (CSD) will take over the prosecution of the case.
