TOD is an urban development concept, which eases people’s mobility from their residence to their workplace. Hence, one of the key performance indicators (KPI) of the development of the IKN is that it must ensure that people’s workplaces and public areas are only a 10-minute walk from their homes, he said. “Thus, we have to conduct the spatial planning of the IKN with the TOD concept as its guidance,” he added. The construction of the IKN, which is located in North Penajam Paser District, East Kalimantan Province, must be based on the new concept so that potential development problems can be mitigated, Suprijanto said. Earlier, the director general noted that there are five challenges to the provision of housing in IKN, including the development of environmentally friendly technology, the provision of supply chain support, as well as the provision of funding. Furthermore, the other challenges are implementing the integrated development of IKN as well as monitoring the construction of housing and basic infrastructure. Meanwhile, private property consultant PT Knight Frank Indonesia said that the integrated vertical residential development project at IKN could become a model for building compact cities in other parts of Indonesia. Senior research advisor at the company, Syarifah Syaukat, said that the main goal of developing an integrated city is improving the efficiency of the city, so that people’s mobility can be controlled.
